What are the lease terms, deposits and rental payment arrangements?
We understand in today’s mobile society, a one year lease may not provide the flexibility that is needed. We have what’s called a “Flex Lease.” The Flex Lease provides long-term rental price security with the flexibility to move, with a full calendar month’s notice, if your situation suddenly changes. A Flex Lease is a month-to-month lease with a 3-year fixed price guarantee. We will guarantee to not raise your rent for 3-years.
A security deposit is required in the amount of one month’s rent. First month’s rent and security is required to be paid prior to move-in. All residents are required to carry a renter’s insurance policy. All rental payments are made on-line through our convenient Resident Portal. The writing, mailing, and processing of checks is a very energy intensive and time consuming process. The Resident Portal offers convenience while reducing our impact on the environment. The Resident Portal allows our residents to pay rent, track their rental account and make maintenance requests when and where they want, 24/7, from a computer or smart phone with minimum impact on the environment.
What utilities are included?
This is the good part! The rent includes the cost of ALL utilities including water, sewer, garbage collection, electricity, heat, hot water, air-conditioning, snow removal, internet connection and basic TV programming. Make one payment per month for all of your living expenses. No more shocking National Grid bills to worry about!
What appliances are included?
Each apartment comes with electric range/oven, refrigerator, dishwasher, built-in microwave and full-sized washer and dryer. All lighting is from energy efficient and long-lasting LED fixtures. No more changing burned-out lightbulbs!
Are there garages or covered parking available?
There is plenty of complimentary covered parking under the solar carports. In addition, there is uncovered parking right next to the building entries. We do not have garages on the property. Spaces are not assigned but are on a first-come-first-serve basis.
What is your smoking policy?
netZero Village is proud to be a completely smoke-free community. Smoking is strictly prohibited in the buildings and anywhere on the grounds or in the parking lot. This no smoking policy is strictly enforced.
What is your pet policy?
Cats and other small animals (i.e., birds, hamsters, etc.) are allowed with written permission. We require a one-time, non-refundable Pet fee of $100, per pet. The maximum number of cats allowed is three. Dogs of any size are also allowed with written permission. There are no breed restrictions. The maximum number of dogs per apartment is two. The monthly dog fee is based upon the weight of the dog. The fee schedule is as follows:
0 to 20 pounds $25/month
21 to 50 pounds $35/month
50+ pounds $45/month
Will I notice a difference living in a net zero apartment compared to a regular apartment?
Our apartments have all of the luxury amenities that you expect and deserve such as central air-conditioning, washer and dryer in the apartment, dishwasher, built-in microwave, etc. Therefore, you will not notice any appreciable difference in that regard. The only difference you will notice is the superior comfort (i.e., lack of drafts, and controlled humidity) and superior air quality of a netZero Village apartment. All of our apartments have passed the EPA’s Indoor Airplus certification that assures healthy indoor air quality which requires the use of low VOC materials and finishes.
Will my energy use be restricted?
No, energy use will not be restricted as long as usage is reasonable. The goal of the net zero concept is for the community to use no more energy than can be generated by on-site renewable sources. The buildings of the community were computer modeled using typical apartment energy data to estimate usage. From this model, the on-site energy generation was sized. A key component to meeting the net zero goal is resident behavior. Being mindful and using common sense when consuming energy is all that is required to meet the goals of net zero. Examples of common sense include, turning off lights when not home, closing windows properly during the heating and cooling season and not taking excessively long showers. To encourage conservation, each apartment is individually monitored for energy use. Usage information is displayed in the lobby of each building along with other information to provide feedback to each resident. The information for individual apartments is encoded for privacy.
Is there public transportation near the community?
There is a CDTA bus stop located steps away from the community located at 1000 Burdeck St. Please check www.cdta.org for the latest route and schedule information.
What are the provisions for electric vehicle charging?
We are proud to say we have 25 individual EV chargers! Charging is FREE and is mostly Level 1 charging of around 3kW. There are also 2 “fast” (8kW) chargers. Please contact us if you have or are planning to purchase an electrical vehicle. We would be happy to discuss.
